Receiving an offer

Agree to an offer
Once you have had time to think of accepting the offer, a member of our team will arrange the following:

- Full Preparation of a memorandum of sale
- Write to all parties to confirm the agreed price
- Ask for you to confirm your solicitor's details
What we will ask of you is for your solicitor to send out a draft contract the the buyer’s solicitor who will carry out the preliminary enquiries. During this stage you will be able to negotiate the dates of the survey and also the exchanging of the contracts, followed with the potential date of completion.

Exchange of contracts

The exchanging of contracts will resume, as soon as the following have been agreed:

As soon as the steps above have been carried out, both parties are asked to sign off the contract, followed by the deposit (usually 10% of the purchase price) will be telegraphically transferred or paid in the form of a banker’s draft by the buyer’s solicitor to your solicitor. Thereafter a completion date can be set by a mutual agreement between both the vendor and the tenure.
Completion
At this stage the residual money is transferred from the buyer’s solicitor to your solicitor’s account. You will then receive a call from your solicitor in order to confirm the money has cleared in your account and will inform you to release your keys.

Making an offer
Once you have found a suitable property which fits all your essential needs, you will be required to complete an application for tenancy where you are able to state special conditions of the offer and provide details for your references, following the references we will approach the landlord and discuss the requirements made by you.
Accepting an offer
If your offer has been successful with the landlord, we will then organise the following:

- Collect the references from the referees that you have provided
- Arrange the signing of the Tenancy Agreement
- Collect your moving in payment (rent + deposit)
- Carry out your check-in and inventory
Completion
Once the completion date is set, you will be given a set of keys for the property and we will manage all your needs and any problems occurred during your tenancy.
